Blueprints AI launches version 2 of its permit-drawing software at Disrupt, Oct. 13-15
An AI tool that drafts permit-ready plans from a sketch goes public this week, but the price only makes sense for builders who already buy a lot of drawings.
- What happened
Blueprints AI, a Santa Monica startup, says on its site that a licensed architect or engineer must review all documents and take professional responsibility before permit submission. Its site counts down to the version 2 public launch at TechCrunch Disrupt (Oct. 13-15) and lists pricing only as "contact our team."
- What it means for a 10-to-50-person business
The pitch is cheaper, faster permit sets drafted from a sketch and checked against local code. TechCrunch reported version 1 pricing of $3,200 to $8,500 a month; the company's own page gives no figure, so treat that as unconfirmed. Take an 18-person design-build remodeler that outsources 4 permit sets a month at $2,000 each: $8,000 a month, $96,000 a year. At $3,200 a month the entry plan is $38,400 a year, but you still pay an architect or engineer to review and seal every set. At 1 set a month ($24,000 a year outsourced) the tool would cost more than you spend now. Version 2 pricing is not published. Only general contractors and remodelers buying several permit sets a month should watch this. HVAC, plumbing, electrical, landscaping, cleaning, accounting and law firms can ignore it.
- What to do
- Wait
If you buy three or more permit sets a month, write down this year's drafting spend now and ask Blueprints AI for version 2 pricing in writing before you compare.
- What it costs
What it costs - Entry plan, 12 mo × $3,200 (TechCrunch's figure, not on the company's site)
- $38,400/yr
- Licensed architect or engineer review and seal
- still required, not included
- Tally of current drafting spend from the last 12 months of invoices
- 2 hrs (≈ $150 at $75/hr)
- Doing nothing
- $0; version 2 pricing is not published

Questions owners ask
- Does this replace my architect or engineer?
No. The company says a licensed professional still reviews the drawings and seals them before permit submission, so budget for that fee on every set.
- Can I pay for just one project?
Not yet. The company says it may add a one-time flat fee for single projects but has not announced a price or date.
Three to five of these, every weekday morning.
